Condo Rules & Policies

To ensure a peaceful, safe, and enjoyable stay for all guests and residents, all visitors are required to read and comply with the following house rules during their stay at the condo located in La Concha Condominiums, La Paz, Baja California Sur, Mexico.

Key House Rules (Required Reading)

• No parties, events, or gatherings allowed.
• Smoking is strictly prohibited inside the condo and in all common areas.
• Pets are not allowed.
• Maximum occupancy: 8 guests.
• Children must be supervised by an adult at all times.
• Failure to comply with these rules may result in fines or immediate termination of the stay.

Parking

• Each unit includes one designated parking space.
• Vehicles must be in good condition and free of fluid leaks.
• Excessive vehicle or motorcycle noise is not permitted between 8:30 pm and 7:30 am.
• Mechanical work is prohibited, except for emergency tire changes.
• Parking access is provided via remote control supplied by the owner.
• The parking gate opens and closes automatically after 30 seconds.

Noise, Parties & Guest Conduct

• Loud music, parties, or any noise audible outside the unit are strictly prohibited.
• Please avoid noisy footwear during quiet hours from 10:00 pm to 7:00 am.
• Guests are expected to respect the tranquility of the property at all times.

Balconies & Terraces

• Charcoal grills, gas grills, fireplaces, or open flames are not allowed.
• Do not hang towels, clothing, or objects on railings.
• Standing or climbing on railings or planters is prohibited.
• Do not throw objects from balconies or terraces.
• Children must be supervised at all times.

Pool & Jacuzzi Rules

• Guests must follow all posted rules for safety and hygiene.
• Glass containers are not permitted in pool or jacuzzi areas.
• Children under 14 years of age must be supervised by an adult.
• Children under 14 are not permitted to use the jacuzzi, with no exceptions.

Hours of Operation:

• Pool: 8:00 am – 9:00 pm
• Jacuzzi: 4:00 pm – 9:00 pm

Common Areas & Beach Access

• Common area furniture may not be taken to the beach.
• Guests using kayaks or bicycles are responsible for them at all times.
• Do not leave equipment in the beach, parking lot, or landscaped areas.
• Do not share keys, access codes, or passwords with non-guests.
• Do not leave gates or access doors open.

Hallways, Stairs & Elevator

• Please remain calm and quiet while transiting common areas.
• Running or shouting is not permitted.
• Railings are low and easy to climb—children must be supervised.
• Smoking is prohibited in elevators and all common areas.
• Trash must be placed in sealed bags and disposed of in the bins located on each floor.
• Recycling bins are available for plastic, glass, and aluminum.

Pool Chairs

• Pool chairs may not be reserved for more than 30 minutes.
• Towels or personal items left unattended will be removed.
• Umbrellas are not permitted.

Hazardous Materials

• The use or storage of hazardous or toxic substances that may endanger guests or residents is strictly prohibited.

Fines & Penalties

Failure to comply with these house rules may result in fines in accordance with La Concha Condominiums regulations.
Warnings may be issued prior to fines when applicable.

Applicable Fines

MXN $3,000

• Excessive noise or disturbance.
• Parties or loud music in units or common areas.
• Smoking or substance use in common areas.
• Aggressive or inappropriate behavior.

MXN $5,000

• Damage to property (guests are responsible for full repair costs if damages exceed this amount).
• Exceeding maximum occupancy limits.

Check-In & Occupancy Enforcement

• Check-in is at 4:00 PM, and check-out is at 11:00 AM.
• Check-in rules are strictly enforced for safety and security.
• Occupancy limits are enforced to prevent overcrowding, excessive noise, water overuse, and increased maintenance costs.

Housekeeping Services

Daily housekeeping service is not included in the rental.
Additional cleaning services may be requested for an extra fee.

Acceptance of House Rules

By confirming a reservation, guests acknowledge that they have read, understood, and agreed to comply with these house rules.
Violations may result in fines, removal from the property, or termination of access to La Concha Condominiums.
